What holds value in Dubai Hills
The district has an advantage few Dubai areas share: a tenant base of long-term resident families. GEMS and Kings schools, clinics, a mall with 650 stores, a 180,000 sq m park, cycle paths. A tenant with children in local schools does not move every year, which cuts vacancy and re-letting costs.
The second advantage is land scarcity. Unlike Dubai Creek Harbour or Dubai South, Dubai Hills Estate is largely built out. There is no wave of thousands of new units to absorb in the core of the district, which protects rents.
